There are some concerns with the most recent proposal for revision to the final phase of Chestnut <br />Hill. They are as follows: <br /> <br />a) <br /> <br />The City desires a park connection from Hunters Hill Park to Sunwood Drive, east <br />of the west of the wetland in Chestnut Hill 5th Addition. <br /> <br />b) <br /> <br />The revision to the street alignment for 145th, along with providing a park <br />connection from Hunters Hill to Sunwood Drive, allows for the creation of two lots <br />on the Deemer property. However, there would then be a remnant piece of <br />property south of the two lots Deemer could create, adjacent to the park corridor. <br />Utimate use of this remnant should be identified. <br /> <br />c) <br /> <br />The alignment of 145th Lane, Sunwood Drive and the extension of Tungsten to <br />Sunwood Drive creates a 3 acre trapezoidal parcel north of this final phase of <br />Chestnut Hill. The developer should provide a reasonable future subdivision plan <br />for this area. <br /> <br />Recommendation: <br /> <br />City Staff is in agreement with the street layout concept, but reserves a formal recommendation for <br />approval until questions concerning the park and adjacent land area impacts have been addressed. <br /> <br />Commission Action: <br /> <br />Will be based on your discussion, <br /> <br />Review Checklist: <br />PC: <br /> <br />City Engineer Steve Jankowski <br />7/5/94 <br /> <br /> <br />
