b. Any non-residential use, to the extent such <br />non-residential use is designed and intended to <br />serve the residents o£ the planned unit develop- <br />ment. <br /> <br />c. Public and private eduation facilities. <br /> <br />d. Other uses permitted in the Zoning District <br />in which the planned unit development is located. <br /> <br />6. Open Spaces: A minimum of twenty percent for <br />private or public.open air recreational uses protected <br />by adequate convenants running with the land or by <br />conveyances or dedications as the Planning Commission <br />shall specify shall be an integral part of the plan. <br />Such open space shall not include space devoted to <br />streets, parking and private yard space. <br /> <br />7. Density: An increase in density from table 3.4 <br />and 5.8 may be allowed under the following Conditions <br />.provided that traffic patterns will not be adversely <br />affected and that public facilities are adequate. <br /> <br />a. For undeveloped common open space, a maximum <br />increase of five per cent. <br /> <br />b. For distinctiveness and exCellence-in siting, <br />design and landscaping, a maximum increase of five <br />per cent. '"'- ~ <br /> <br />(D) Preliminary Development Plan Specifications: An appli- <br />cant shall submit to the Zoning Officer the preliminary <br />development plan which shall be composed of drawings and a <br />written statement. <br /> <br />1. The drawings may be in schematic form and must <br />contain the following: <br /> <br />a. The location, size of site and the proposed <br />uses of the land to be developed. <br /> <br />b. The density of land use to be allocated to the <br />several parts of the site to be developed. <br /> <br />c. The location and size of all common open space <br />and the for~ of organization to own and maintain <br />such space. <br /> <br />d.
