5.5 <br /> <br />5.6 <br /> <br />5.7 <br /> <br />(C) Ten copies of a plan on how'the use of areas <br />directly adjacent to the ~roposed development will <br />interact and work, from a standpoint of compatable <br />design, aesthetics, land use and traffic circulation, <br /> <br />(D) Ten copies of a potential design configuration of all <br />undeveloped land adjacent to this parcel with consideration <br />given to exterior traffic, road thoroughfare, and general <br />public safety. <br /> <br />PREPARATION CRITERIA: In preparing the data required in <br />Section 5.4, each parcel proposed for development shall begin <br />with the existing uses and the overall plan that was approved in <br />any previous actions on adjacent parcels. If the proposed <br />development is to be located on a parcel for which an overall <br />plan has been approved, that existing overall plan may be <br />refined to further suit the needs of the individual site <br />design, overall circulation pattern and more efficient use of <br />the remaining lands. ~ <br /> <br />ADMINISTRATIVE REVIEW: The zoning officer shall review the <br />site plan and other relevant data submitted with the application <br />for the following' features and shall prepare written findings <br />accordingly: <br /> <br />Site Analysis <br /> <br />Soil Type <br />Vegetation Preservations <br />Topography <br />Drainage <br /> <br />Development Concepts <br /> <br />Internal Circulations <br />Impact on Adjacent Thoroughfares <br />Impact on Utilities <br />Sewage Disposal <br /> <br />Land Use Relationships <br />Open Space <br />Parking <br />Detailed Performance Standards <br /> in accord with Section 5.8 <br /> hereunder as Applicable <br /> <br />Landscaping <br />Access <br />Easements <br /> <br />Community Involvement <br /> <br />Assessed Valuation Benefit and Public Service Cost Ratio <br />Environmental Consideration <br />Adjacent Land Use Compatability <br />Public Safety <br /> <br />PLANNING COMMISSION AND CITY COUNCIL REVIEW: The zoning <br />officer shall within thirty (30) days of application forward <br />copies of the application and his written findings prepared <br />pursuant to Section 5.6 to the City Council and Planning <br />Commission for action. <br /> <br />-19 ' <br /> <br /> <br />
