e. Three or more family structures shall have <br />at least three ~3) livable rooms per family and <br />the overall dimensions shall contain an area of <br />not less than 600 square feet on first floor per <br />family including foye.r and exclusive of garage. <br /> <br />No accessory structure shall be constructed on <br />any lot prior to the time of construction of the <br />principal building. <br /> <br />No accessory building shall exceed the height <br />of the principal building. However, in no case <br />shall such accessory building exceed fifteen <br />(1S) feet in height in the UR and UER Districts. <br /> <br />No accessory'bUilding shal~l be located within <br />any required set-back area other than the rear <br />set-back ~here such building may extend to <br />within five (5) feet of the rear lot line. <br /> <br />No accessory building shall be located nearer the <br />front lot line than the principal building on <br />that lot (this provision shall not apply to <br />attached garages). <br /> <br />An accessory building shall be attached to and <br />shall be made structurally a part of the <br />principal building if it is within five (5) feet <br />eave-to-eave of the principal building. <br /> <br />(C) The following shall not be considered as encroach- <br />ments on set-backs and height requirements: <br /> <br /> 1. In any yards: Off-street Open parking spaces, <br /> terraces, awnings, canopies, steps, chimneys, <br /> flag poles. - . . . · - <br /> <br /> 2. Fences, walls & hedges: Not~ithstanding a~y <br /> other provisions of this code, fences, walls <br /> and hedges are permitted in or along the edge <br /> of any residential yard provided that no fence, <br /> wall or hedge, except a retaining wall, in the <br /> required front yard set-back Of any interior <br /> tot shall be over 42" in height. On a corner <br /> lot nothing shall be placed or allowed to <br /> grow in such a manner as to impede vision <br /> between heights of three and ten feet above <br /> the centerline grades of the intersecting <br /> streets.
