lot whether inside or outside a building, and t]~e use of any open portion of the half of any lot that joins any street, for the storage, keeping~or abandonment of junk, or scrap materials, and.the repairing, dismantling, demolition or abandonment of automobiles or other vehicles is prohibited except that a resident of the premises may repair his car on the premises, but only if only one car is bein~ repaired on such lot. If.a' resident~or:d~ner~brmits fhe'usd' df premises in such manner he shall be deemed to be taking part in such use. In all other districts no materials or equipment may be stored outside except those directly related to the principal use or those being used for construction on the premises. In all areas, all waste materials, debris, refuse, or garbage shall be kept in an enclosed building or properly contained mn a closed container designed for such purposes. The owner of vacant land shall be responsible for keeping such land free of refuse and weeds. Screening shall be required in residential zones ~vhere (a) any offstreet parking area contains more than six (6) parking spaces and is within thirty (30) feet Of an adjoining residential zone, and (b) where the driveway to a parking area of more than six (6) parking spaces is. within fifteen (15) feet of an adjoining zone. ~¥here any proposed UB, ~.i~U~B Use is adjacent to or within 100 feet of an existing or proposed residential land use, that UB or UMB use shall · provide screening and a minimum of a forty (40) feet wide landscaped yard along the boundary of the residential property. Where a UB or UMB use is across the street from a residential land use, that business shall prOVide a minimum of twenty (20) feet of landscaped yard between the street and structure or parking area. Any and all outside storage area that may be permitted shall be-reviewed separately, and shall provide for additional screening around said storage area.
