~The width of the landscaped yard may be reduced by the <br /> City Council if it is found to create no detrimental <br /> effects on the adjacent property when there is sufficient <br /> vertical elevation differential to assist in the screening <br /> or when there is a combination of beams, fencing, land- <br /> scaping and elevation differential proposed. <br /> <br />In all districts all merchandise, materials and equipment <br />stored, kept or displayed outside a building shall be <br />screened with the following exceptions: <br /> <br />a. Retail merchandise being displayed in front of <br /> a structure lawfully used as a place for sales <br /> at retail. Retail merchandise otherwise <br /> lawfully displayed in the setback area shall be <br /> screened except from a side facing a public street. <br /> <br />Materials and equipment being used for construc- <br />tion on the premises. <br /> <br />Merchandise located on service station pump <br />islands. ~ <br /> <br />d. Materials, equipment and merchandise in Indus- <br /> trial districts except that the side adjacent to <br /> a public street, residential zone or use shall <br /> be screened. <br /> <br />The screening required in this section shall consist of <br />an attractive solid fence or wall, or equivalent not less <br />than five (5) feet high, .but not to extend within fifteen <br />(15) feet of any Street or driveway. The screening shall <br />be place.d along property lines or in case'of screening <br />along a street, twenty (20) feet from the street right- <br />of-way with landscaping between the screening and the <br />pavement. <br /> <br />(F) In all the "U" Districts, all developed uses shall provide a <br />landscaped area along all streets and areas separating different uses <br />(business from residential). This shall be kept clear of all struc- <br />tures, storage, and off-street parking. This area shall be at least <br />twenty (20) feet in depth along all streets, measured from the'street <br />right-of-way· Except for driveways~ the area shall extend along <br />both streets in the case of a-corner lot. <br /> <br />In all the "U" Districts, ail structures, required landscaping and <br />fences shall be maintained so as not to be unsightly to the adjoining <br />areas. <br /> <br />-31 - <br /> <br /> <br />
