~Sale of Parking Areas: Property that constitutes required <br />off-street parking areas may not be separated, through sale <br />or other means, from the property containing the principal <br />use for which the parking area is required. <br /> <br />Joint Facilities: Required parking facilities serving two <br />or more uses may be located on the same lot or in the <br />same structure provided that the total number of parking <br />spaces furnished shall not be less than the sum of the <br />separate requirements for each use. <br /> <br />The Council may approve the joint use of parking facilities <br />by the following uses or activities under the following <br />conditions: ' <br /> <br />For the purposes of this section, the following <br />uses are considered as daytime uses: banks, business <br />offices, retail stores, personal service~shops, <br />household equipment or furniture shops, clothing <br />or shoe repair or service shops, manufacturing <br />wholesale and similar uses. <br /> <br />The following are to be cOnsidered as night-time <br />or Sunday uses: Auditoriums incidental to a public <br />or parochial school, churches, bowling alleys, <br />dance halls, theatres, bars or restaurants. <br /> <br />Up to fifty (50) percent of the parking facilities <br />required for night'time uses may be supplied by <br />the off-street parking facilities provided by day- <br />time uses, and vice-versa. <br /> <br />Conditions required for joint use: <br /> <br />i. The proposed joint'parking space is within <br /> five hundred (500) feet of the use it will <br /> serve, <br /> <br />ii. <br /> <br />iii. <br /> <br />The applicant shall show that there is no <br />substantial conflict in the principal opera- <br />ting hours of the two buildings or uses for <br />which joint use of off-street parking facilities <br />is proposed. <br /> <br />A properly drawn legal instrument, executed <br />by the parties concerned, for joint use of <br />off-street parking facilities shall be filed <br />with the zoning officer, which shall run with <br />land and be recorded with County Recorder's Office. <br /> <br />(H) The traffic generated by any use shall be channelized and <br />controlled in a manner that will avoid:.~ a) congestion on the public <br />streets; b) traffic hazards; and c) excessive traffic through <br />residential areas, particularly truck traffic. Internal traffic <br />shall be so regulated.as to ensure its safe and orderly flow. <br /> <br /> <br />
