Board - The Board of Adjustment established by this Ordinance. <br /> <br />Buildable Area ~ The space remaining on a zoning lot after minimum <br /> yard arid open space requirements have been met. <br /> <br />Business Service - Any business activity which renders service <br /> to ottler commercial or industrial enterprises. <br /> <br />Clinic - Any establishment where human patients· are examined and <br /> treated by doctors or dentists but not hospitalized overnight. <br /> <br />Club - Any establishment operated for social~ recreational, or <br /> e--~ucational purposes but open only to members and not the <br /> general public. <br /> <br />_Coverage.- That portion of a lot covered bY principal and <br /> accessory use structures. <br /> <br />Dwelling.- Any structure designed or used as the living quarters <br /> for one or more families. <br /> <br />Dwelling Unit - One or more rooms including complete kitchen <br />~ fa'ci'lities used or intended for use as living quarters by one <br /> family. <br /> <br />Essential Services - Underground or overhead gas, electrical, <br /> stream or water transmission or distribution systems; collection, <br /> communication supply or disposal systems. <br /> <br />Family - One or more persons occupying a premises and living as <br /> a s{ngle housekeeping unit,· as distingUished from a group <br /> occupying a boarding hous.e,, lodging house, club, fraternity or <br /> hotel. - ' <br /> <br />Floor Area -'the sum'of the~gross horizontal areas of the several <br /> ~loors of a building or buildings measured from the exterior <br /> faces of exterior walls or from the centerline of party walls. <br /> <br />Floor Area Ratio. - The total floor area on a zoning lot divided <br />by kh~ total site area of the lot or parcel being developed. <br /> <br />Home Occupation - An occupation carried on in a dwelling unit <br />- w'hich is clearly incidental and secondary to the use of the <br /> building for dwelling purposes, and which does not change the <br /> character thereof. <br /> <br />Junk Yard - Land or buildings where waste, discarded or salvaged <br /> materials are bought, sold, stored, exchanged, cleared, packaged, <br /> disassembled or handled. <br /> <br />Light Manufacturing - The processing and fabrication of certain <br /> materi~'is ~n8'pfoducts where no process involved will produce <br /> noise, vibrations, air pollution, fire hazard or noxious emission <br /> which will disturb or endanger neighboring properties. <br /> <br />-4S- <br /> <br /> <br />
