Under Item #7, the word "rezoning" should be deleted. Also "Intents
and Purposes" should be added on.

Official Controls

Under Item 2.h, add that the Zoning Officer decides whether it
is compatible or not compatible.

Under Item #3.a, Building Official Berg said that technically, UB
east of County Park and south of T.H. l0 is not part of the urban area
at this time.

Under Item #3.b, Building Official Berg said there wont be any large
dwellings such as multiple family residences until sewer & water comes in.

Under Item #8, which requires all sellers of homes to perform an
inspection of both building and private sewage system, Building
Official Berg said it would be done by a private inspector and this
wouldn't be needed for another five to l0 years. It is going to be
a requirement by Metro Council.

Chairman Peterson recommended doing over the city ordinance.

Mayor Gamec said it was going to be done when the City recodifies
the whole City Code.

Sewer

Mayor Camec said the sewer would be coming into the area behind Berg
Oil and the Tech Center. Ail will be assessed for the trunk charges
and three to five million dollars worth of bonding would be needed.

Hunters Hill, Ramsey Terrace and Flintwood Hills will be assessed.
It will probably have to be subdivided. He asked if the members
wanted to throw it at these people. If that pipe is brought up there,
the City can't let it sit there; it would have to be extended,
and start using the pipe. The question is does the City have to
push for the secorfl area and if it is put in there, how fast could
it be developed. It will solve a lot of problems and bring in other
problems. The City will have the bonding, assessment and trunk charges
and it would have to be bdilt on very fast.

Mayor Gamec said Raddio's idea was to put in multiples. Anoka is going
to have industrial in one corner and the City has to watch residential
and industrial going in. together. It is going in in January of 1982
on Highway 10. When the City starts going into sewer and water, the
P & Z Commission will be at the City three night per week.

Ben Deemer said the City should go with the one leg, like Anoka,
and get the industrial in and then push hard to get that extended.

Ron West said he thinks the City should take both of the legs
because if the City doesn't bring the sewer in, people are going
to go where the sewer is in. He thought it was a perfect time.

P & Z Special Meeting

Page 3

n/18/8o
