Town Center 3rd Addition - Site Plan/Pond Building
November 24, 2004

Architec'tztrM Ston&~rd, r.' In accordance with stated goals of the Town Center design guidelines,
detailed elevations regarding architecture for the building have been provided. The architectural
features of the Pond Building are multi-sided and includ~ diversity.in texture, color, shapes,
projections, recesses, height, and transparency at street level. The selected materials are
consistent with the buildings approved in Phase 1 and include brick, EIFS, and Split-Faced CMU
integrally treated with color, and metal accents. It is noted that some of the metal accents are
referred to as con'ugated metal panels..Staff is requesting that a sample of the corrugated metal
panels be provided at the Planning Commission meeting for review. The TC-2 District requires
buildings to be 1-3 stories in height. The corner retail building is one-story.

The guidelines recommend 35% of the total ground level street front fagades be glass openings.
The building contains access doors [''acing the parking lot rather than a street. The glazing
calculation for the north or parking lot side of the building is 18%. The reduction in glazing
materials is logical; given that restaurants are not the typical Window shopping experience the
City is striving for with the retail buildings. The use of brick is encouraged; 37% of the total
non-glazed wall area is brick. The calculations provided indicate that 44% of the non-glazed
area is brick and/or a comparable material.

The Planning Commission will be meeting at 7:00 p.m. on Thursday, December 5, 2004, at
Ramsey Fire Station, 15050 Armstrong Blvd., to review the proposed site plan. You or your
representative may want to be present to answer any questions that may arise. Thank you for
your cooperation in this process.

If you have any questions, please call us at (763) 427-1410..

Respectfully,

CITY OF RAMSEY

Sylvi'a Frolik
Community Development Director

/

~Leonard L m~/o n
Civil Engineer II

CC:

Kevin *liller.
