designated as an outlot since most of the five acres will need to be utilized for ponding purposes. <br />The proposed revised Sunfish Business Park preliminary plat includes six commercial lots and <br />two outlots. The subject property is zoned industrial and consists of approximately 44 acres. <br />The preliminary plat is proposing to plat six commercial lots ranging in size from 2.4 acres to <br />14.0 acres and two outlots. All of the proposed lots meet the one-acre minimum lot size <br />requirement and the 200-foot lot-width requirement established in the Industrial District. The <br />site will receive public access from Azurite Street. The construction of Azurite Street has <br />commenced and is targeted to be completed sometime in June. The site will be serviced by <br />municipal sewer and water facilities. Park dedication and storm water management fees will be <br />fulfilled as part of the Tax Increment Financing agreement between the City of Ramsey and the <br />developers of each lot. <br /> <br />Councilmember Hendriksen inquired as to what the status was on Star Exhibits. <br /> <br />City Administrator Norman explained that Star Exhibits had formally notified staff that they will <br />not be relocating to the City of Ramsey. He inquired if the Council was interested in directing <br />the City Attorney to research the possibility for the City to seek any damages from Star Exhibits. <br /> <br />Mayor Gamec replied that he would like the City Attorney to pursue any legal action they can <br />take because there were some costs the City incurred to get the development moving forward. <br /> <br />Consensus of the Council was to direct the City Attorney to research any legal action the City <br />can take against Star Exhibits. <br /> <br />Councilmember Hendriksen questioned what the special considerations were for Amcon bringing <br />Star Exhibits forward. <br /> <br />City Administrator Norman explained that the City entered into an agreement with Sunfish <br />Commons Partnership for a loan, with one major partner being Amcon, but they can't be blamed <br />for Star Exhibits not coming to the City. <br /> <br />Councilmember Anderson inquired as to how things changed so drastically. <br /> <br />City Administrator Norman explained that the market changed and Star Exhibits was not getting <br />the trade shows as they anticipated so they entered into a long term lease rather than constructing <br />their own facility. <br /> <br />Councilmember Anderson inquired if the City is reviewing a company's financials closely before <br />they come into the City. <br /> <br />Mayor Gamec replied that the City's Economic Development Consultant Mike Mulrooney did <br />research the financing thoroughly.
