<br />. <br /> <br />. <br /> <br />. <br /> <br />Case #6: <br /> <br />Request to Rezone Property from R-IR Single Family Rural to R-l U Single <br />Family Urban Residential; Case of Kelsey Gustafson <br /> <br />Community Development Director Frolik stated that Kelsey Gustafson has submitted an <br />application to rezone Lot 3, Block 1, Wildlife Sanctuary Addition from R-IR Single Family <br />Rural to R-l U Single Family Urban Residential. Kelsey Gustafson is requesting that the City <br />rezone his 7.50-acre homestead from RI-R Single Family Rural to R-lU Single Family Urban. <br />The rezoning would allow the applicant to develop his homestead into single-family lots that <br />would be serviced by municipal sewer and water services. The 2001 Comprehensive Plan <br />identifies Mr. Gustafson's parcel for low-density residential development and low-density has <br />been established at 3 units per acre. Mr. Gustafson has submitted a preliminary plat proposing to <br />re-subdivide the subject property into 13 single-family urban lots. The net density for the project <br />area is 2.8 unit per acre. The Planning Commission reviewed the request and held a public <br />hearing on May 2, 2002. There was no citizen input during the public hearing. The Planning <br />Commission recommended that the City Council approve the rezoning request by Mr. Gustafson <br />to rezone the subject property from R-IR Single Family Rural to R-IU Single Family Urban. <br /> <br />Councilmember Anderson inquired if it would make sense to review the preliminary plat before <br />considering the rezoning. <br /> <br />Community Development Director Frolik replied that the property is designated for low-density <br />residential development in the Comprehensive Plan so the Council is obligated to rezone the <br />property. <br /> <br />Motion by Councilmember Zimmerman, seconded by Councilmember Kurak, to adopt <br />Resolution #02-05-128 adopting Findings of Fact # 0613 relating to a request to rezone the <br />subject property from R-IR Single Family Rural to R-l U Single Family Urban. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Zimmerman, Kurak, Anderson, <br />and Hendriksen. Voting No: None. <br /> <br />Motion by Councilmember Zimmerman, seconded by Councilmember Kurak, to introduce an <br />ordinance approving the request to rezone the subject property from R-IR Single Family Rural to <br />R-l U Single Family Urban, based on the findings of facts. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, and Councilmembers Zimmerman, Kurak, <br />Anderson, and Hendriksen. Voting No: None. <br /> <br />Case #7: <br /> <br />Request for Preliminary Plat Review of Wildlife Sanctuary 3rd Addition; <br />Case of Kelsey Gustafson <br /> <br />Community Development Director Frolik stated that Kelsey Gustafson has applied for <br />preliminary plat review to re-subdivide his homestead into single-family urban lots.
