Mayor Gamec recognized Jim Luchia from Troop 524 who was attending the meeting to receive <br />his citizenship in the community merit badge. <br /> <br />Case #3: <br /> <br />Request for a Conditional Use Permit to Exceed Height and Size Restrictions <br />for Accessory Buildings: Case of Wayne Steinke <br /> <br />Community Development Director Frolik stated that City Code restricts accessory structure <br />building heights to 16 feet inside the Metropolitan Urban Service Area (MUSA). The total <br />amount of accessory structure space allowed on a parcel is regulated by parcel size. The City <br />received an application from Wayne Steinke for a conditional use permit to exceed the detached <br />accessory building height and size restrictions established in City Code for the property located <br />at 15661 Juniper Ridge Drive NW. The subject property is approximately .7 acres in size and is <br />located within the Metropolitan Urban Service Area (MUSA). The applicant is proposing to <br />construct a detached accessory building that will be approximately 21 feet 5 inches in height, <br />which results in about a 6-foot deviation from City Code. The applicant would like to exceed the <br />16-foot height restriction in order to match the Clerestory architectural style of the home. In <br />addition, the applicant is proposing to install an 8-foot overhead garage door versus the standard <br />7-foot door. The building is also being designed with 18-inch deep trusses in order to eliminate <br />the need for support posts on the interior of the building. The Planning Commission met and <br />conducted a public hearing on August 29. There were no verbal comments submitted at the <br />hearing. It was noted that part of the applicant's submittal included a petition supporting the <br />request that was signed by eight neighboring property owners. The Planning Commission <br />recommended approval of the request to exceed the accessory building height and size <br />restrictions. <br /> <br />Councilmember Anderson noted that the forms for the concrete were already in and she would <br />prefer that they do things in the right order. She inquired if there would be bathroom facilities in <br />the building, <br /> <br />Mr. Steinke replied no, explaining that it would simply be a workshop for himself. <br /> <br />Councilmember Anderson inquired if the building will comply with the covenants. <br /> <br />Mr. Steinke replied yes, explaining that building will match the style of the house. <br /> <br />Motion by Councilmember Zimmerman, seconded by Councilmember Anderson, to adopt <br />Resolution #02-09-229 adopting Findings of Fact #0629, in the affirmative, relating to Wayne <br />and Pamela Steinke's request for a conditional use permit to exceed accessory building height <br />and size requirements on the property at 15661 Juniper Drive NW. <br /> <br />Motion carried.
