Mr. Dommer explained that in Hudson, Wisconsin, they are mixing $120,000 townhomes with <br />$400,000 detached townhomes. They are also opening up an option of habitat for humanity <br />homes within some of their developments as well. <br /> <br />Councihnember Kurak stated that the Council has been entertaining the idea of any development <br />along a high traffic road would require some kind of barrier such as a continuous fence. She <br />stated that she was quite concerned about the density around the exception area. She stated that <br />she would like to see upper scale detached townhomes on smaller lots that looks more like a <br />single family home and less like row housing. She emphasized that the proposed density was too <br />high in her opinion. <br /> <br />Mr. Dommer noted that the net density is proposed at 6.76 units per acre, excluding the wetlands. <br /> <br />Councilmember Kurak stated that she would personally take exception to any wetland being <br />considered greenspace. She felt the plan presented to them was not a good plan. She <br />recommended that more attention be given to the exception area with some thought of what <br />might be there in the future. She would also like to see more variety of housing on the site, <br />noting that she would like to see detached, upper class townhomes on the site. She did not feel <br />that the access to C.R. # 116 was an issue at this time. <br /> <br />Councilmember Zimmerman expressed that the developer should be open to change with the <br />public hearing. He agreed that the plan before them looked too dense. <br /> <br />Councihnember Kurak noted that the Fire Chief had stated that he would not object to a longer <br />cul-de-sac or roundabout within the development. <br /> <br />Mr. Dommer explained that a roundabout is a way to manage traffic with the advantage being <br />that cars are not stacked on a busy street. He noted that they would like to include a roundabout <br />within the development. <br /> <br />Councilmember Kurak inquired if the access to the well house will be considered one of the <br />access points along C.R. #116. <br /> <br />Mayor Gamec replied that the County has akeady stated that the well house access will not <br />impact the amount of accesses onto C.R. #116. <br /> <br />Mr. Dommer noted that they could include an access from within the development to the well <br />house if necessary to keep the access off C.R. #116. <br /> <br />Councilmember Hendriksen stated that he thought the proposed development looked very dense <br />and to him that often means that very dense means very cheap.
