Mr. Foster stated that the other potential concern was traffic stacking up to the entrance of the car <br />wash. He explained that the car wash would be a high-speed tunnel car wash so the cars will be <br />on a continuous track. To see more than two to three cars stacking up virtually never happens. <br /> <br />City Engineer Olson inquired if the loading zone was for the convenience store. <br /> <br />Mr. Ovick explained that the back loading area would be for the 55-gallon drums once a week, <br />otherwise everything would be in the front of the store. <br /> <br />Bob Carlson, Owner of Sunfish Commons, stated that they reviewed the plan with the tenants of <br />Sunfish Commons and they all feel that what is being proposed is the best plan. <br /> <br />Mayor Gamec inquired if the size of the land is 1.6 acres. <br /> <br />Mr. Foster replied that was correct. <br /> <br />Barry Morgan, Civil Engineer, stated that he has been involved since the start of the Sunfish <br />Commons development and there were many issues with MNDOT and the County at the access <br />points were dictated. They worked numerous times through the internal traffic flows and they <br />feel that what is being proposed provides good internal traffic flows. He noted that there will be <br />some minor conflicts with the different businesses but, with the traffic flow, the conflicts will be <br />minimal. <br /> <br />City Engineer Olson inquired if any lighting was being proposed for the site. <br /> <br />Mr. Ovick reviewed the lighting proposed for the site. <br /> <br />City Engineer Olson stated that one concern he has is that the Sunfish Lake Boulevard access <br />needs better lighting. <br /> <br />Mr. Ovick noted that the plan currently includes 46 parking stalls, but they could increase the <br />parking spaces up to 58 to assist with parking. <br /> <br />Mr. Foster stated that they have already had discussions with the seller and have agreed that there <br />will be cross access agreements as well as cross parking agreements between the sites. <br /> <br />Councilmember Anderson stated that she agrees with the Planning Commission that there is too <br />much going on in a small area. <br /> <br />Mr. Foster stated that the proposed facility is a permitted use in the zoning district and they have <br />met or exceeded all the requirements in the permitted use.
