Other items as required by City Council <br /> <br />Principal Planner Trudgeon noted that since the last meeting the plat has been changed to provide <br />for a private road to accommodate the single family lots, which resulted in a reduction of one <br />single family lot. <br /> <br />Councilmember Hendriksen stated that the City already has townhome owners with private roads <br />knocking on their door for the City to plow them which is why some of them are opposed to <br />private roads period. <br /> <br />Councilmember Anderson inquired if the single family homes would be part of the association. <br /> <br />Principal City Engineer Olson replied that the single family homes will be part of the association <br />and will be able to use the community building being proposed for the center of the site. <br /> <br />Councilmember Kurak inquired if they could address the grade difference between the <br />development and Mr. Bridwell's property. <br /> <br />Principal Planner Trudgeon explained that Mr. Bridwell originally had concerns with the original <br />grading plan that showed some grading on his property, which has been eliminated by the <br />construction of a retaining wall. He also noted that the developer has also been in the cont~ict <br />with Mr. Bridwell and they have possibly reached an agreement to purchase his property. ' <br /> <br />Councilmember Kurak inquired if the grade issue was being created by the developer. <br /> <br />Principal City Engineer Olson replied that the steep grade already exists. <br /> <br />Councilmember Kurak verified that there would not be any land moving around outlot B. <br /> <br />Principal City Engineer Olson replied that that was correct. ~. <br /> <br />Councilmember Hendriksen stated that Mr. Bridwell had objected to the road connection going <br />to his property. <br /> <br />Principal Planner Trudgeon replied that that was correct. They have requested that the two <br />outlots be combined into one outlot and then the location of the road will be determined at a <br />future date. <br /> <br />Kevin McGee, Allstate Development, stated that they have worked an agreement with Mr. <br />Bridwell to acquire his property and they are in the process of writing the agreement. The <br />Council had asked for a sketch plan of the entire site fully developed as well as a plan without <br />the 16-units.
