Sketch Plan Review: Ramsey Town Center <br />January 27, 2005 -. <br />Page _3 of 4 <br /> <br />8th Addition <br /> <br />Landscaping: Landscaping requirements for this plat will be based on the City's canopy cover <br />requirements, which are based on the ratio of impervious .area to the total site 'area multiplied by <br />the pervious area. A combination of trees and shrubs shoiild be used to meet this requirement. <br />Also, the plan~:ing schedule shall cons,ist of no less than 25% coniferous and no less than 25% <br />deciduous trees. Detailed review of landscaping will occur at the site plan stage. <br /> .. <br />Stormwater Management:. The ivIasterI Development A~eement for the ToTM Center requires <br />Best Management Practices (BMP) for stormwater treatment before it enters the regional Storm <br />sewer system. A Storm Water Pollution Prevention Plan (SWPP) that complies with the SWPP <br />prepared by Ramsey Town Center, LLC is required. The approved grading plan shows a <br />stormwater pond south of the park; a drainage and utility easement and green area is shown in <br />this It>cation on the submitted sketch plan. Stormwater ponding must be provided on site to-meet <br />the approved grading plan, with additional-BMPs to meet the Master Development A~eement <br />requirements. ". <br /> <br />The tV[aster Deve[opment Agreement also includes benclunarks for construction of the regional <br />stormwater improvements in Town Center. [t .should be noted that development proposals <br />received fi>r the Town Center to date are Close to triggering the construction of the ouffall to the <br />Mississippi River. The outfall must be constructed once this threshold is reached~ before any <br />additional development can be approved for the Town Center. <br /> <br />Utilities: Extension of utilities to the site Was designated as CiTM Phase II improvements in the <br />tv[aster Allocation Agreement. Certain Phase II improvements have been petitioned by Ramsey <br />Town Center, LLC. The petition should be expanded to include this work if necessary. <br /> <br />Gr~mnd Cover/Irrigation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be pr6vided throughout <br />the development where sodded and[andscaped areas will be established. Any irrigation systems <br />will need to be reviewed and approved by the City Engineer. <br /> <br />Trails and Sidewalks: An existing trail is located on the north side of BUnker Lake Blvd. <br />Sidewalks are required on both sides of public streets, and should provide a connection from the <br />neighborhood to the trails. The City, ~s park and Trail Plan also shows a trail connection along <br />7~eolite St. to the m)rth. <br /> <br />Park Dedic':~tion: per the Master DeveloPment Agreement, the City and the Master Developer <br />have negotiated a Park and Trail Dedication Agreement. tn accordance with the Park and Trail <br />Dedication Agreement. there are no park dedication or trail development £'ees owed on this plat. <br /> <br />Mailbox Location: The placement of mailboxes ~br the townhome units should be located along <br />the private streets when p{)ssible. Location of mailboxes along public gtreets will need to be <br />clustered and is subjt:ct to the review and ~xppi'oVal of the Streets Super',,isor. <br /> <br /> <br />
