<br />Mr. Zahler replied he believes the cul-de-sac is currently 550 and approximately 300 feet would <br />need to be added. <br /> <br />Councilmember Elvig stated he likes the idea of detached townhomes in this location. He agrees <br />the cul-de-sac length is something the City has been fighting, but if they are against this <br />development due to the cul-de-sac they are virtually telling the developer this parcel is <br />landlocked. <br /> <br />Councilmember Strommen asked how many units would fit in this area under R-1 zoning. <br /> <br />Ass't Community Development Dir/HRA Executive Dir. Frolik replied at least 8 single family <br />homes would be allowed with R -1 zoning. <br /> <br />Mr. Zahler stated he believes only 6 to 7 single family homes would fit into this area. Also, it <br />would not use the space well and there would be a problem with the two story homes being <br />screened. He commented the cul-de-sac would need to be extended with either zoning. <br /> <br />Councilmember Pearson stated he likes the idea of the detached townhomes. He could agree <br />with the extended cul-de-sac with the available water in the area. <br /> <br />There was discussion of access issues and the possible future freeway status. <br /> <br />Councilmember Elvig inquired about the status of the study initiated by the EDA in relation to <br />the impact on businesses from the future realignment of Highway 10. <br /> <br />Community Development Director Trudgeon replied the study will be done by City staff in- <br />house; issues to be addressed are being prioritized. <br /> <br />Councilmember Strommen expressed interest in a single family sketch plan being prepared for <br />the Council to review. <br /> <br />Councilmember Jeffrey concurred. <br /> <br />Mr. Zahler expressed concern with the use of single family homes in this area and the ability to <br />screen two story homes from the adjacent businesses. He stressed the market interest in detached <br />townhomes. <br /> <br />Consensus of the Council was that a corridor should be preserved for future access with staff to <br />explore options for the outlot and access, and that a single family sketch should be prepared for <br />the Council to review. <br /> <br />2) Northfork Office Condos - Sketch Plan <br /> <br />Associate Planner DaInes stated Saint Andrew's Investment Group has applied for sketch plan <br />review of a proposed office condominium development located on a six-acre parcel in West <br /> <br />City Council Work Session / September 5, 2006 <br />Page 5 of 10 <br />
