Site Plan Review: Ramsey Town Center 2nd Addition <br />January 27, 2004 : <br />Page 2 of 4 <br /> <br />Stormwater: The Ramsey Town Center Master Development Agreement specifies that all sites <br />will provide on-site Best Management Pi'act.ices (BMP) for stormwater before it enters the <br />regional storm sewer system. The Developer will be required to prepare a Stormwater Pollution <br />Prevention Plan (SWPPP) that is in harmonY with the SWPPP p,tepared by RTC, LLC~ Each site <br />developer is responsible for const~ction site st°rmwater management once construction starts. <br /> <br />Townhouse Design/Architectural S!and.ards: The development is proposing two different <br />attached housing styles (row house units and back to back units). Elevations of the proposed <br />buildings, identifying exterior treatment of materials and color is required at the time of <br />preliminary site plan review. The minimum building height in the TC24 District is 2 stories; all <br />of the units are proposed to be 2-St°ry. <br /> <br />Setbacks/Driveway Lengths: The TC4-b Zoning District requires the folloWing setbacks <br /> <br />Front Yard (min,max) <br />Side Yard <br /> <br />Rear Yard Building Setback <br /> <br />0-20 feet <br /> <br />None, unless required by <br />building code <br />None, unless required by <br />building code <br /> <br />Setbacks must be identified on the preliminary site plan. The front yard setbaCk is measured <br />from building front to edge of sidewalk. <br /> <br />Driveways for the back to back units mUSt be 25 feet in.length, as measured from the building <br />front to the edge of the sidewalk. Driveways for the row townhomes must be at least 20 feet <br />in length. <br /> <br />Off-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces for <br />each unit; this requirement is met with the 20 foot wide driveways. Some parking is allowed on <br />public streets, however, this may not be adequate for overflow parking. There are approximately <br />15 overflow parking spaces provided on the 'southerly block. Consideration should be given to <br />providing some parking nodes for overflow parking, without the loss of greenspace pockets, on <br />the two northerly blocks as no parking is allowed on Bunker Lake Blvd. <br /> <br />Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet. <br /> <br />Landscaping: The goal of the landscaping requirements is to achieve a certain percentage of <br />overall canopy cover on a site rather than: requiring a minimum number of stems. To achieve <br />this, the total area of the site must be determined, as well as the amount of both pervious and <br />impervious square footage throughout the' site. Determine the ratio between impervious area and <br />the entire site (R) and then multiply by the square footage of pervious area. The resulting <br /> <br /> <br />
