Site Plan Review: Ramsey Town Center 2na Addition <br />January 27, 2004 <br />Page 3 of 4 ' <br /> <br />number is the minimum required square footage 'of canopy cover. We strongly encourage <br />plantings that exceed these minimum requirements. <br /> <br />A combination of deciduous and coniferous trees must be 'utilized to satisfy the canopy cover <br />requirements. The compliment of trees fulfilling' the landscaping requirements shall not be [ess <br />than 25% deciduous or less than 25°/a coniferous. Furthermore, no more than 25% of canopy <br />cover requirement shall be fulfilled with the use :of shrubs and/or ornamental trees. <br /> <br />The Ramsey Tree Book should be referenced to determine acceptable/preferred species that are <br />suitable fbr use in this area. The Ramsey :Tree 'Book also includes the average canopy cover <br />square footage for all of the species within it. For reference, the formula used to compute the <br />average canopy cover of a species is as follows: <br /> <br />(((min. + max spread) / 4)2) * rc (pi) * (0.65' f'or preferred or 0.5 for acceptable species) <br /> <br />All numbers used in calculating the planting requirements must be submitted with the <br />landscaping plan. : <br /> <br />Ground Cover/Irrigation: The development is required 'to establish sod in all areas not. <br />improved with strUctures or pavement. Ani im.'gation system will need to be provided throughout <br />the development where sodded and landscaped .areas will be established. Any irrigation systems <br />will need to be reviewed and approved by the. City Engineer. <br /> <br />Trails and Sidewalks: The sketch plan shows a trail along Bunker Lake Blvd. This trail should <br />be located outside the right-of-way in a trail easement. There should be sidewalk connections <br />from the townhome units adjacent to Bunl~,er Lake Blvd. tO the trail. Sidewalks are appropriately <br />shown adjacent to all public Streets. SideWalk connections are also required for all row <br />tonwhome units that do not front on public streets. <br /> <br />Park Dedication: Per the Master Development Agreement, the City and the Master Developer <br />have negotiated a Park and Trail Dedication Agreement. In accordance with thd Park and Trail <br />Dedication Agreement, there are no park dedication or trail development fees owed on this <br />Ramsey Town Center .]th Addition. <br /> <br />Pocket Parks and Private Greon Spac.e! The Town Center Development. Review Guidelines <br />encourage the integration of private courtyards and pocket parks within the TC-4 Neighborhood <br />District. These small case greens provide important breathing space, contribute to stormwater <br />management, and offer additional recreational amenities to serve the building tenants. The <br />preliminary plans should include useable, open areas. <br /> <br />Mailbox Location: The placement of mailboxes for the townhome units should be located along <br />the private streets when possible. Location of mailboxes along public streets will need to be <br />clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br /> <br />
