Voting No: None;: Absent:' commissioner Brauer. <br /> <br />Case #5 <br /> <br />Request for Sketch Plan Approval of Ramsey Town Center 7th Addition; <br />Case of Ramsey Town Ceater,!.LLC <br /> <br />Asst. Community Development Director Frolik advised that Ramsey Town Center, LLC has <br />submitted a sketch plan to,develoP 152 townh, omes on 12..6 acres contained in portions of Outlots <br />U and B of Ramsey Town Center Additiom Shb indicated the Proposed development is loCated <br />south of Bunker Lake Boulevard, east and west,of Rhinestone Street NW. <br /> <br />Asst. Community Development DirectOr Frolik eXPlained the subject property is currently zoned <br />Town Center-4b Neighborhood District. S~e indicated this district allows for residential uses at <br />a net density of up to 15 units per acre. 8h~ stated the sketch plan shows a gross density of 12.6 <br />units per acre. <br /> <br />Asst. Community Development Director F~°lik stated the sketch plan shows '152 townhomes; <br />108 2-story units in 20 separate .buildings; and 44 back to back 2-story units in 7 separate <br />buildings. <br /> <br />Asst. Community Development Direct°r FrO1ik advised the sketch plan shows a combination of <br />public and private streets. She stated it aPpe~s that there is some sort of landscaped median on <br />the first east/west street south of Bunker Eake BouleVard and west of Rhinestone Street. She <br />indicated this street must conform ito public ~treet standards. <br /> <br />Asst. Community Development DirectOr Fr01ik' advised that the TC-4b District requires tWo off- <br />street parking spaces for each unit,~and this ~te, qUir~ment.can be met with the driveways provided <br />for each unit. She' noted~that ther~ are a coU'p!e iofparking nodes provided on the southerly block <br />for overflow parking. She stated :since there is no parking on Bunker Lake Boulevard, Staff is <br />suggesting that the plans be modified to inelude some overflow parking on the northerly blocks <br />also. <br /> <br />Asst. Community DevelOpment DirectOr Frolik stated City Staff recommends that the sketch plan <br />be forwarded to City Council with a recommendation for approval. <br /> <br />Chairperson Nixt noted that the density has not been pushed as far as it could. He stated he <br />knows the intent is to encourage density in ~he Town Center area and asked how that would be <br />accomplished. <br /> <br />John Feges, Ramsey Town Center LLc, indicated they have been very conscious of density and <br />hitting the targets of 2400 units in the TOwn Center area.
