Commissioner Johnson asked if Mr. Feges had Seen the Staff Review Letter. <br /> <br />Mr. Feges indicated he had, and had no problems with the recommendations. He stated he thinks <br />it would be useful to have a workshop,with the ,Planning Commission and lay out how they are <br />trying to balance density through the projeci to make sure they achieve the density desired. <br /> <br />Chairperson Nixt asked if Staffiis comfortable that they are progressing as planned and are <br />meeting the density as anticipated, <br /> <br />Community Development Director Tmdge°n stated-he thinks they are on the right track so far. <br />He agreed it would be good to have a discussion on the overall project to make sure they are <br />reaching the goal of 2400 units. <br /> <br />Commissioner Van Scoy asked how they are doing at achieving the desired green space. <br /> <br />Asst. Community Development Director Ffolik noted that this district encourages pocket parks <br />and places to gather. <br /> <br />Commissioner Van Scoy stated it seems the desire for green space and density requirements ~ire <br />in contradiction. : <br /> <br />Community Development Director TrudgeOn indicated this development is adjacent to East <br />Town Center Park. <br /> <br />Commissioner Van Scoy indicated that given that, it would seem to make more sense to move <br />the pocket park on the southerly.blOck away from the town center park. <br /> <br />Mr. Feges reminded the Planning Commission that they are not onlY trying to provide a green <br />space with townhouses around it, but also Provide a view and entry to the other parks andtrails. <br /> <br />Chairperson Nixt asked what the intent is with this development to try and move people toWard <br />places to work and play. He asked~ if this area woUld be connected so it will provide a consistent <br />trail or sidewalk down to the center of Towrt Center. <br /> <br />Mr. Feges indicated they will better identify altof that at preliminary plat. He advised they have <br />the regional park system and an intemaI park system. He stated they want to keep the ultimate <br />connection into the regional park system in mind as they develop these smaller areas. <br /> <br />Asst. Community Development Director Frolik stated it is her Understanding that there will be <br />trail on both sides of Rhinestone that will get peOple through the town center park to the core of <br />Town Center. She indicated therewill also be sidewalks to get peoPle to the trail. <br /> <br />Chairperson Nixt asked if Mr. Feges is looking at similar sizes, colors, etc. that will complement <br />what the other developers are doing on adjacent parcels. . . <br /> <br />Planning Commi~SsionfFebruary 3, 2005 <br /> page 9of 17 <br /> <br /> <br />
