To~

From:
Dale:

EDA Commissioners

Patrick Trudgeon, AICP, Community Development Director

April 6, 2005

Ramsey Town Center Update

As the weather continues to warm up, the spring construction season is akeady well
underway at the Ramsey Town Center. In 2004, we saw the construction of the
PACT Charter School and the NAU Insurance Building as well as a multitude of
int?astructure improvements. This year, there will continue to be major infrastructure
improvements within the area. However, it will be during this upcoming constmcti°n
season that we will see significant construction of buildings within the Ramsey Town
Center for the first time. Below is a brief summary of the some of the development
projects that will be initiated this year.

Coborn's Retail Development

The Coborn's building, as well as three other retail buildings have begun
construction. The Cobom's store will be approximately 70,000 square feet and
besides selling groceries, will contain a pharmacy, a liquor store operation, a
convenience gas station operation, and movie rental area. All of these will be
contained in the building. Coboms expects to be open for Thanksgiving 2005. The
details of the other stores are as follows.

Gatewcry Building will be 12,000 sq. ft. and be located along sUnwood Drive near
Armstrong Blvd. The building coUld have up to 7 tenants.

Pond Building will be 9,200 square feet and be located next to the Cobom's Grocery
Store and Armstrong Blvd. The building is anticipating to have up to four
rcstanr~t/coffee shop tenants. There will be an outside seating area for this building
that will overhang the stormwater pond.

Core, er Retail Building will be 13,000 sq. ft. and is located at the comer of Sunwood
Drive and Zeolite Street and is planned to have five tenant spaces.

Re.¥t~mrant Pad Building is proposed to be approximately 5,000 square feet and will
be located at the entrance on the parking lot along Sunwood Drive. There is no
specilic tenant or building design at this point.

18
