Two additional elements from the list under 4. are included <br /> b. Two additional colors are included in the overall palette <br /> c. Decorative sidewalks (brick, stone inlays, etc) <br /> d. Other aesthetic enhancements deemed to be appropriate by the City Council <br /> <br />The units in Zone C meet all of the requirements except the brick requirement (stone/brick- <br />details around windows, doors, and foundation only), however these units include 5 different <br />colors and 4 different architectural elements, meeting the exception criteria under #5. The units <br />in Zone B meet all of the requirements except the brick requirement (stone/brick foundation <br />only), however these units include 4 different colors and 5 different, architectural elements, <br />meeting the exception criteria. The units in Zone A also do not meet the brick requirement <br />(stone/brick on foundation only), however these units include 5 different colors and 4 different <br />architectural elements, meeting the exception criteria. The units in Zone D meet all of the <br />requirements except the brick requirement (stone detail around door only), however these units <br />include 4 different colors and 4 different architectural elements, meeting the exception criteria. <br />The units in Zone E meet all of the requirements except the brick requirements (stone detail on <br />fbundation only), however these units include 4 different colors and 4 different architectural <br />elements, meeting the exception criteria. As for the single-family lots, you are proposing a <br />minimum of 3 different styles with a wide variety of colors and materials. It is staff's opinion that <br />the proposed single-family units meet the architectural requirements as well: <br /> <br />Townhouse Size: The site plan is proposing four-, six-, and eight-unit buildings. City Code <br />requires townhouse units to be a certain size based on the number of bedrooms the unit. will have: <br /> <br />bedroom 700 square feet <br />bedroom 800 square feet <br />bedroom 960 square feet <br /> <br />All the proposed units will significantly exceed the minimum requirements. <br /> <br /> <br />
