City linginecr Jankowski stated the traffic on County Roads is a part of the environmental <br />assesslncnt and will be addressed. He stated they will have a traffic impact study done to show <br />what H~e whole subdivision will create. <br /> <br />Commissioner Shepherd stated this is the County's business if those roads are improved or not. <br /> <br />Vice Chairperson Johnson wondered if they get any of the traffic studies at all in terms of the <br />Comprehensive Plan and amendments. <br /> <br />Community Development Director Trudgeon stated they would not with an individual <br />Comprehensive Plan Amendment but in the overall Comprehensive Planning process they look <br />at major roads and increased traffic counts. He stated whatever is adjacent to County roads, <br />Anoka County looks at the plats and makes recommendations and decisions on how the roads <br />should be improved by the developer. <br /> <br />Commissioner Van Scoy wondered if there was a County Road involved next to this <br />development. <br /> <br />(~omm tmity Development Director Trudgeon stated there was not, this is a City Road. <br /> <br />Commissioner Van Scoy stated he was a little concerned with the process of clean up and <br />contamination and the possibility of additional contamination. He wondered if there was a <br />definite indication of the actual contamination. <br /> <br />Community Development Director Trudgeon stated the only information they have at this time is <br />the report fi'om the developer's consultants. <br /> <br />Vice Chah'pcrson Johnson wondered if the environmental work would be done at the same time <br />lhey are considering the Comprehensive Plan Amendment. <br /> <br />Community Development Director Trudgeon thought this would be handled when they look at <br />Ibc Preliminary Plan. <br /> <br />Mr. A ugst stated there is still ongoing testing being done on the site. <br /> <br />Commissioner Van Scoy stated he liked the concept but was concerned about the transition from <br />one in ten to a significant change. He did not see a whole lot of transition there. He stated one of <br />the issues is it is hard to see the proximity of the development to surrounding homes. <br /> <br />The I'lanning Commission reviewed the areas where there should be transition. The Planning <br />(~'omm ission indicated that the northern area will need to be worked on. <br /> <br />(;emro issioner Van Scoy asked if the City has looked at the impact of traffic on Traprock. <br /> <br />Planning Commission/March 3, 2005 <br /> Page 8 of 22 <br /> <br /> <br />
