The 18 lots would receive public access from the extension of 158th Lane into the plat from River <br />Pines 2nd Addition to the west. Currently, 158th Lane dead ends on the west boundary of the <br />proposed plat and this is a public safety concern since the length of this dead end [s greater than 600 <br />feet. Lithium Street N.W. would be extended from the south to the north boundary of the plat. A <br />cul-de-sac would extend east off of Lithium to service the remainder of the lots. The existing <br />homestead will have access to the cul-de-sac. The plat will be forwarded to Mn/DOT for review and <br />it is expected that they will suggest that the two existing driveways onto T.H. #47 from the existing <br />homestead be abandoned and that right of access along T.H. #47 be dedicated to the State. <br />appears that the cul-de-sac does not exceed the 600 foot length restriction. <br /> <br />All of the lots meet the 10,800 square foot lot area and 80 foot lot width requirements. Although <br />density transitioning is currently not required between neighborhoods of differing densities, the <br />Developer has provided for two one-acre lots on the common property line with the larger, rural lots <br />to the north. <br /> <br />Sidewalks will be required along 158th and Lithium Streets. The-plat will be submitted to the Park <br />Commission and it is expected that park dedication will consist of a cash payment. <br /> <br />Trail development will be required along T.H. #47.
