Further discussion: Commissioner Reeve inquired if there was any concern on the time limit <br />being placed on the permit. Community Development Assistant Wald replied that the property <br />owner has informed Mr. Gower that when the City is ready to develop the property they will be <br />required to leave the site. Community Development Director Frolik noted that she could amend <br />the permit to allow for early termination of the permit. Chairperson Nixt replied that he felt that <br />that would leave to much discretion to the landowner. He stated that if staff felt that the five <br />years would be too long then the length of the permit should be reduced. Voting No: None. <br /> <br />Case #4: <br /> <br />Request for a Conditional Use Permit to Establish Warehouse Operations as <br />an Accessory use to an Office Building in the B-1 Business District; Case of <br />SW Wold/North Pine Professional Service <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:07 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 8:07 p.m. <br /> <br />Presentation <br /> <br />Community Development Assistant Wald stated that the City has received an application for a <br />conditional use permit from SW Wold to establish an accessory warehouse use to a proposed <br />office building in the B-1 Business District on the property generally located off of State <br />Highway #10 and 153rd Ave. The applicant is proposing to construct a 20,075 square foot multi- <br />tenant office and warehouse building. The applicant is requesting a conditional use permit to <br />facilitate warehousing activities in approximately 19,075 square feet of the proposed building. <br />The proposed warehouse use is not considered a permitted use in the B-1 Business District. The <br />applicant has stated to staff that there will be a total of three tenants in the office/warehouse <br />building. The proposed building square feet is in compliance with the 35% lot coverage <br />restriction in the B-1 Business District. The exterior walls of the office and warehouse building <br />are proposed to be a combination of rock face concrete block and stucco. The Planning <br />Commission will be reviewing the site plan on June 5, 2001.
