identifies this area for development with industrial uses. The March 2001 Draft Comprehensive <br />Plan continues to show this area ad "places to work". If the City is inclined to rezone the <br />property for medium density residential development, the current comprehensive plan would <br />have to be amended. In addition, the March 2001 draft Comprehensive Plan would also have to <br />be modified accordingly. The development property is bounded on the north and east by single <br />family urban residential development. There are two more smaller parcels south and west of the <br />property that are zoned Industrial. Connexus occupies the property on the south side of Industry <br />Avenue. The land on the west side of Ramsey Boulevard. Is zoned Industrial and is vacant <br />except for two lawful nonconforming residences. <br /> <br />A resident from Limonite Street N.W., Ramsey, stated he started a petition in his neighborhood <br />to oppose this development. He wanted to make the Planning Commission aware of a traffic <br />condition should the townhomes be built. He stated that if someone wanted to go to the Tom <br />Thumb from the new development it would create traffic through his neighborhood. There are <br />already problems with traffic in his neighborhood. He added there are many children already and <br />if the townhomes are developed, that would add more children. He felt it made no sense to zone <br />this area for townhomes. He said there are currently 85 signatures on the petition and he will <br />forward it to the City Council. <br /> <br />Brad Thorud, 14821 Kamacite Street N.W., Ramsey, stated that rezoning this area is not in line <br />with the Comprehensive Plan. He said he was on the Commission when Regency Ponds was <br />approved. The Commission thought there wasn't enough industrial property at the time. Now <br />there is a proposal to rezone more property to residential when there is already more across the <br />street. He stated he does not want to see this plan go through. He questioned whether there is a <br />plan to have access to Ramsey Boulevard. <br /> <br />Community Development Director Frolik explained that 148t~ Lane would extend west to <br />Ramsey Boulevard. <br /> <br />Mr. Thorud stated he preferred there were no more exits onto Ramsey Boulevard. He expressed <br />his opinion that there are better places to build these townhomes. <br /> <br />Ron Lambert, 7080 147th Lane N.W., Ramsey, stated he is in the second addition of Regency <br />Pond. He wanted to address the trust that is placed on this governing body. He said that when <br />you enter into a marriage, you enter into a family. He explained the same is true when you buy <br />property, you enter into a community. He stated he was aware of the zoning in the area when he <br />moved in. He explained he studied extensively to see what kind of neighborhood he was <br />bringing his kids into.
