Mr. Thorud replied that tool and die places and other businesses such as those on the south side <br />of Industrial Boulevard would likely be built there. <br /> <br />Steve Schmitt, TSM Development, stated this is an odd shaped piece of ground. He commented <br />it will not turn out to be places to work. He added that in all likelihood, he felt it would be used <br />for outdoor storage. <br /> <br />Sue Nelson, 7010 147th Avenue N.W., Ramsey stated she lives in the first part of Regency Pond, <br />and one of the last houses in that area. She stated there are three roads in that area. A large <br />portion of the traffic comes off those two roads. Currently a fair amount of small children reside <br />in the area and she raised the concern of their safety. She also stated her concern is that possibly <br />property values may go down if townhomes are built. She questioned whether it will be Section <br />8 or senior housing, or other. She explained a lot of houses in the area are approximately the <br />same value and to lower the value due to townhomes is not fair to the homeowners. She said she <br />found it appalling that she's only been there five years and now that area will be changed to <br />residential. <br /> <br />Tom Wallrich, attorney for TSM, stated there should be trust between the City and the <br />landowners. An earlier draft of the Comprehensive Plan listed this property as rural urban <br />transitional when TSM bought it. It will be an industrial use wedged between two residential <br />uses. <br /> <br />Steve Schmitt, TSM Development, stated he does intend to develop something this year and <br />there will be access off Ramsey Boulevard. He added that road was always intended to go there. <br /> <br />Unknown resident, Ramsey, stated he was one of the families that would be impaced most by <br />the traffic. He suggested some traffic control changes for the subject property, including a stop <br />light and speed bump. He requested the Planning Commission take those suggestions into <br />consideration. <br /> <br />Wayne Grover, 7040 147th Avenue N.W., Ramsey, questioned what kind of development will be <br />going in on that property. <br /> <br />Mr. Schmitt answered it would be the kind of townhomes that are right behind K-Mart in Anoka. <br />That project was done four years ago. The base price was $105,000 then and a unit would <br />probably sell for $139,000 now. He stated the units in his development would sell for $159,000 <br />when they are done. He added that there will be no children in that project; most owners of <br />similar townhomes are in the 40 to 50 age range. <br /> <br />Mr. Grover stated all the other traffic must come back through the subdivision and cannot access <br />Ramsey Boulevard.
