Citizen Input

The applicant, Brad Wolf, 6421 Green Valley Road, Ramsey, was present.

Chairperson Nixt inquired whether the use would be to store greenhouse items, at least in part.
He also questioned the amount of traffic this would generate.

Mr. Wolf explained he would store items for Green Valley Greenhouse that are not needed on a
daily basis, such as seasonal items.

Commissioner Reeve questioned why Green Valley Greenhouse wouldn't construct a storage
facility on their own site.

Mr. Wolf stated that Mr. Davis is trying to keep a low profile and spread out the ominous nature
of the business.

Commissioner Kociscak asked if it would be feasible to replace the building with a same size
building and Mr. Wolf replied that could work.

Chairperson Nixt commented this would improve aesthetics and Mr. Wolf agreed.

Motion by Chairperson Nixt, seconded by Commissioner Kociscak, to close the public hearing.

Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Reeve, and Watson.
Voting No: None. Absent: Commissioners Johnson and Sweet.

The public hearing closed at 8:04 p.m.

Commission Business

Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:04
p.m.

Commissioner Reeve stated this building is already an overage. If it is torn down, that brings the
property into compliance, and then back out of compliance with an even larger building.

Community Development Assistant Wald stated the City has approved storage overages in the
past. She noted this would be over by 2300 square feet total. She said she could recall granting
Conditional Use Permits for similar buildings in this range.

Commissioner Kociscak stated his concern is that the building could be built on the Green Valley
Greenhouse property, which is across the street. He commented that this would be a better place
since it would be used for commercial purposes.

Planning Commission/September 10, 2001
