Chairperson Nixt questioned if the building would still be used if the conditional use permit <br />weren't granted. <br /> <br />Mr. Wolf responded it would be used and just improved as needed. <br /> <br />Commissioner Kociscak asked how large the commercial property is in acres. <br /> <br />Mr. Wolf responded it is about 80 acres. There are 8 acres of greenhouse. <br /> <br />Commissioner Kociscak pointed out there are 72 acres then that could house the building. <br /> <br />Community Development Director Frolik questioned whether this new building would be used <br />exclusively for Green Valley Greenhouse. <br /> <br />Mr. Wolf stated the back part of the building would be for his personal use. <br /> <br />Commissioner Kociscak stated he felt there was no need to increase the size of the building <br />where it is. He said it made more sense to build it across the street, especially given that the <br />majority of the building would be used for Green Valley Greenhouse operations. <br /> <br />Chairperson Nixt confirmed this area will remain rural according to the current Comprehensive <br />Plan. He stated he was inclined to grant the overage, due to the agriculture nature. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Watson, to recommend that the City <br />Council adopt Findings of Fact with variables in favor of the applicant relating to Mr. Wolf's <br />request for a conditional use permit to exceed accessory structure square footage restrictions <br />established in City Code. <br /> <br />Motion Failed. Voting Yes: Chairperson Nixt and Commissioner Reeve. Voting No: <br />Commissioners Kociscak and Watson. Absent: Commissioners Johnson and Sweet. <br /> <br />Commissioner Kociscak suggested denial of the request and to defer to Council. <br /> <br />Chairperson Nixt stated he would move to deny the request in order to have the issue proceed to <br />the Council; however, he is in favor of granting the request. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Reeve, to recommend that the City <br />Council adopt Findings of Fact with variables to support denial of Wolf's request for a <br />conditional use permit to exceed accessory structure square footage restrictions established in <br />City Code. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Kociscak, and Watson. <br />Voting No: None.
