Voting Yes: Chairperson Nixt, Commissioners Johnson, Kociscak, Reeve,
Sweet, and Watson. Voting No: None.

Case #7:

Request for Sketch Plan Review of Sunfish Business Park; Case of City of
Ramsey

Community Development Assistant Wald stated the City of Ramsey is in the process of platting
four commercial lots in the proposed Sunfish Business Park generally located east of County
Road # 116 and south of Sunwood Drive. The subject property is zoned Industrial and consists of
approximately 40 acres. The sketch plan is proposing to plat four commercial lots ranging from
7.6 acres to 14.0 acres in size. Lot 2 is proposing to be approximately 14.0 acres in size and will
be utilized for a new business in Ramsey; Star Exhibits. Star Exhibits will be developing an
office and warehouse facility consisting of 185,000 square feet. The remaining lots will be
owned by the City and designated for future commercial development. The proposed four lots
meet the one-acre minimum lot size requirement and the 200-foot width requirement established
in the Industrial District. The site will receive public access from Azurite Street, which will be
extended to the northeast. Lots 1 and 2 of Block 1 are also bounded by County Road #116 and
Lot 1 will most likely gain street access from Sunwood Drive. The site will be serviced by
municipal sewer and water facilities. Comments from Anoka County were received on October
4, 2001.

City Engineer Jankowski pointed out that the County identified that east of this site there is an
existing intersection and a third intersecting street is not warranted. He stated there is an
existing access point, which is the truck access for the Wendell facility. This particular access
would be relocated to Azurite Street, then Azurite Street would intersect County Road #116. The
County points out that a corridor study along County Road 116 is in progress. City Engineer
Jankowski stated the County provides the trunk system and the City wants to work with the
County on that. This is Ramsey's industrial area and we have to strike a balance. If Azurite
Street was not extended to the northeast, there would not be access to this development.

Community Development Assistant Wald stated that Staff recommends sketch plan approval.

Planning Commission/October 4, 2001
