Voting No: None. <br /> <br />Councilmember Hendriksen inquired as to what kind of situation the City places itself in if they <br />waive their co-location requirements. <br /> <br />City Attorney Goodrich replied that the City could establish precedent for the next applicant <br />which gives more opportunity to avoid the requirement. <br /> <br />Mayor Gamec recessed the regular City Council meeting at 9:00 p.m. <br /> <br />Mayor Gamec called the regular City Council meeting back to order at 9:07 p.m. <br /> <br />Case #9: Request for Preliminary Plat Review of Gateway North Industrial Park No. <br /> 5; Case of City of Ramsey <br /> <br />Community Development Director Frolik stated that the City of Ramsey is in the process of <br />platting four commercial lots in the proposed Gateway North Industrial Park No. 5, generally <br />located west of County Road # 116 and north of 141st Avenue NW. The subject property is zoned <br />BW, Business/Warehousing and consists of approximately 24.6 acres. The preliminary plat is <br />proposing to plat four commercial lots ranging from 11.23 acres to 3.3 acres in size and one <br />outlot. Lot 1 will be approximately 11.2 acres and will be developed by T & G Land, Inc. T & <br />G Land, Inc. is proposing to develop Lot 1 with warehousing facilities and a truck terminal. Lots <br />2, 3 and 4 will be owned by the City and designated for future commercial development. The <br />proposed four lots meet the one-acre minimum lot size requirement and the 200-foot width <br />requirement established in the BW District. The site will receive public access from 141st <br />Avenue which will be extended to the west and then turn north into Ebony Street which will then <br />turn east into 143~d Avenue. The site will be serviced by municipal sewer and water facilities. A <br />grading and drainage plan will be reviewed as site plans for the individual lots are received. The <br />City will be retaining a drainage and utility easement along the north side of Lots 1 and 2 and <br />along the south side of Lots 3 and 4 to facilitate a drainage pond. Park dedication requirements <br />will be fulfilled as part of the Tax Increment Financing agreement between the City of Ramsey <br />and the developers of each of the lots. The Planning Commission reviewed the preliminary plat <br />at their January 2, 2001 °meeting. During the public hearing Jeff Schatt, a representative from <br />Danny's Tranny, asked for clarification on the type of businesses that would be established in the <br />industrial park and expressed some concerns regarding how the extension of 141s~ Avenue will <br />affect their property. Staff stated that Mr. Schatt would be copied on pertinent correspondence <br />related to the extension of 141st Avenue. <br /> <br />Councilmember Zimmerman inquired if the extension of 141st Avenue will impact Danny's <br />Tranny. <br /> <br />City Council/January 23, 2001 <br /> Page 22 of 34 <br /> <br /> <br />
