Ron Beck, 8100 - 142nd Avenue, stated that these are 2 lA acre lots, and they don't need someone
coming in there and building five houses.

Chairperson Elvig stated he was sympathetic about that. He suggested they attend the Planning
and Zoning Commission meeting when this is brought forward.

Mr. Beck stated that they are looking at $3 million to put it in there, and there is no way he is
going to make money off of those lots.

Mayor Gamec asked how big his lot is.

Mr. Beck stated it is 200 feet by 850 feet deep.

Mayor Gamec stated that there is a planning process that has to be followed to show a future
subdivision, future streets, and it's just not worth it.

Alissa Peterson, 14401 Armstrong Boulevard, asked if they would be notified of the City Council
meeting. She stated she assumed those two families would be present at that meeting.

Chairperson Elvig stated the first item would come forward in the Planning Commission, and
usually it's their policy to notify within 750 feet, so they will get notification if this were to
progress forward.

Ms. Peterson stated that the office building next to her has city sewer and water.

Assistant Director of Public Works Olson stated that they have water. He asked if she was
talking about the one with the "X" on it.

Ms. Peterson stated on the frontage road on the corner of Riverdale and Armstrong Boulevards.

Assistant Director of Public Works Olson stated that if this was a residential subdivision request,
they wouldn't allow a lift station to go all the way down there, and they would have gravity
service.

Ms. Peterson asked if they didn't have sewer and water then.

Assistant Director of Public Works Olson stated they have city water, and they are utilizing the
pipes they put in as part of the Town Center projects for sewer. But, the sewer basically has a
pump that lifts it up from their house and pumps it all the way to that pipe. So in order for this
residential property to go forward, they would ask that the gravity line, which is much deeper, to
be extended and all of Armstrong Boulevard would have to be reconstructed.

Chairperson Elvig stated it would be a costly venture.

Public Works Committee / April 19, 2005
