The Metropolitan Council's recent map of existing -- <br /> land use may be used or updated by hand for digitizing. Map and analyze the <br /> 0.011 <br /> current pattern of land use including surface waters, using the Metropolitan <br /> Council's standardized land use categories and definitions. <br /> Describe any apparent land use incompatibilities and locations potentially <br /> needing redevelopment or land use change. <br /> Prepare a written and graphic analysis of the land use pattern for Ramsey and its — <br /> vicinity addressing factors such as: <br /> • Existing land use in Ramsey and adjacent cities and townships. _ <br /> • Natural conditions as they create opportunities and constraints. Map and -- <br /> describe the natural limitations for development in and around Ramsey. (Use ._. <br /> findings from the Natural Resources Inventory.) <br /> • Review the housing stock in terms of conditions,types and locations. (Use <br /> findings from the Master Housing Plan.) — <br /> • Existing land use plans of Ramsey and adjacent cities. <br /> • Ramsey fringe development trends. <br /> • Identify and discuss with text and maps the major physical and institutional — <br /> factors to be considered regarding future land development around <br /> Ramsey. These may include the ability to serve various locations with — <br /> sewer,water,roads and parks; suitability for commercial or industrial <br /> development; existing large-lot residential development; sensitive <br /> environmental features,and traffic and transit. <br /> • Identify on a map, locations of low-, medium- and high-cost growth <br /> potential.
