(Use information from the Comprehensive <br /> Sewer and Water Plans.) <br /> • Ramsey residential neighborhood patterns, including stability and <br /> revitalization,vacant land and infill development needs, (re)development <br /> need and potential; blighting influences; design standards such as street and <br /> housing setback regulations;neighborhood physical image issues. <br /> • In the portions of Ramsey that may be locations of growth, infill or <br /> redevelopment,prepare a series of base maps using recent aerial <br /> photography. For each of these neighborhoods,analyze with text and maps <br /> the opportunities and constraints to growth. Consider the factors that may <br /> influence alternative housing densities, lot sizes and new streets. This will be <br /> the key piece of analysis for this comprehensive plan. <br /> • Describe and map the location of any areas that the community desires to <br /> study for potential redevelopment or intensive rehabilitation during the <br /> next ten years. <br /> • Ramsey commercial and industrial areas: patterns and directions of <br /> growth, development potential, design and aesthetic concerns(relate to the <br /> Economic Development Analysis). <br /> • Review the zoning ordinance and map <br />-- • Objectives,policies and the plan map from the prior comprehensive plan. <br /> • Forecast the approximate acreage of land needed for residential and <br /> non-residential development in five year increments to 2030. <br /> Conclude with a summary of the major land use and development issues, <br /> particularly in locations of future growth. <br />— 1.6 Special Resources <br /> Describe with text and maps the current conditions and locations of: <br />,_ • Aggregate mining, including local regulations, expansion plans and estimated <br /> remaining life of operations. <br /> • The Mississippi River Critical Area and the Mississippi River National <br /> River and Recreation Area.
