Preliminary. Plat and Preliminary Site Plan Review: Ramsey Town Center I 0th Addition
May 27, 2005

23.

Density Transition: Density transitioning will be required along the northern property
boundary. If landscaping is used to satisfy the denSity transitioning requirement, Attainment
Level 4 would be necessary. However, City Code does allow for other alternatives to be
utilized when agreed upon by the developer and the City. Staff will be asking the Planning
Commission and City Council to weigh in on this matter.

24.

Ground Cover/Irrigation: The development is required to establish sod in all areas not
improved with structures or pavement. An irrigation system will need to be provided
throughout the development where sodded and landscaped areas will be established. Any
irrigation systems will need to be reviewed and approved by the City Engineer.

25. Mailbox Location: The placement of mailboxes for the townhome units should be located
along the private streets when possible. Location of mailboxes along .public streets will need
to be clustered and is subject-to the review and apprO-.va! of the Streets Supervisor.

26.

Address Signage: The City will be requiring an address location sign (specifying the units
addresses) to be placed at the entrance of all private streets. The required signage will assist
emergency services in locating a specific unit when called to the site. In order to assist Staff
in review of the placement of signs and to ensure an orderly look of the site, please revise the
signage and striping plan to show address signs. The address sig-nage is subject to the review
and approval of the City Engineer and Police Chief. It should be noted that signs identifying
the development will require a separate sign permit.

27. REU Number: The City has enacted a quarterly drainage utility charge. The charge for
townhomes is the same as for single family residences and is currently $6.30/quarter,

The Planning Commission will be meeting at 7:00 p.m. on Thursday, June 2, 2005 at the Ramsey
Fire Station No, 1, 15050 Armstrong Blvd. NW, to review your preliminary plat and site plan. A
copy of the case cover sheet is enclosed. If you have any questions or need additional
information, please don't hesitate to contact me.

Respectfully,

CITY OF RAMSEY

Amy Geisler, AICPcCT~
Associate Planner

Leonard Linton, P.E.,_~_
· Civil Engineer II tdJ

Gregg Voss, Ramsey Town Center LLC (via emait)
Thomas Lincoln, URS (via emaiO
Kevin Miller, URS (via email) .,

100
