City Code prohibits on-street parking on 24 foot <br />wide private streets. The Development Contract will require all private streets to be signed <br />for "No Parking". The Developer will be responsible for the cost of the signs, including <br />installation, as a Stage I Improvement in 'the Development Contract, The Homeowhers <br />Association will be responsible for the ongoing maintenance costs associated with the signs. <br /> <br />The naming of the private streets must be in accordance with the County street grid system. <br /> <br />Grading and Drainage: Staff has received a gading and drainage plan for the development <br />and has the following comments. Stormwater calculations must be submitted to the city and <br />Lower Rum River Water Management Organization for verification Of conformance with the <br />master drainage plan.' The rock construction entrance on the Stormwater Pollution <br />Prevention Program (SWPPP) must be replaced with the requirement for daily sweeping of <br />adjacent streets during active construction and as required by the city. The responsibility for <br />the SWPPP on this site must be transferred to the new owner and contractor prior to <br />commencing construction. <br /> <br />The following specific comments must be addressed: <br /> <br />A SWPPP is required for this Project. It must reference the SWPPP prepared' for the Ramsey <br />Town Center Project and provide for transfer of responsibility from RTC, LLC to this <br />developer and contractor. .. <br /> <br />Lots 1-5 and 18-22 are partly or wholly within a drainage and utility easement platted over a <br />proposed stormwater pond. The volume and function of the pond must be provided <br />elsewhere on site prior to release of the drainage and utility easement. Calculations <br />supporting th{s change must be submitted. <br /> <br />Each house pad must be labeled with the following information: House style, garage <br />elevation, first floor elevation, lowest floor elevation, walkout or lookout elevation. <br /> <br />The 100 year high water elevation of all detention areas must be shown and the lowest <br />openings in the adjacent houses must be 2 feet above the emergency overflow for the <br />detention area. The proposed ponding areas in the back yards must be protected by drainage <br />and utility, easements. <br /> <br />62 <br /> <br /> <br />
