The <br />easement must be maintained through the platting process. <br /> <br />Thc bituminous lift thicknesses must be specified for all proposed paving cross sections. <br /> <br />Several of the vertical curves do not meet the minimum 20 times the algebraic difference of <br />the tangents and must be revised. <br /> <br />Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be extended into the development. The following sheet specific comments must be <br />addressed: <br /> <br />Continuation references and sheet overlap-must be provided as discussed on previous <br />proj,:cts. These plans are the basis for the city as-built record's that will be maintained for <br />furore reference on utility connections. <br /> <br />The proposed watermain connection at Town Center Drive must be moved. The pipe shown. <br />fi>r connection will become a raw waterline in the future. The treated water line is east of the <br />raw water line. <br /> <br />"l'be proposed stormwater treatment manhole must be sized for the entire development <br />including Outlot A. <br /> <br />Water, Sanitary Sewer and Storm Sewer will need to be extended from south of Bunker Lake <br />[3oulcvard to serve this project. The utilities south of Bunker Lake Boulevard were included' <br />in the proposed assessments of the Master Development Agreement for Ramsey Town <br />(;ester. Construction of the utilities must be coordinated with the city and conform to the <br />assessment process. Assessments are addressed later in this letter. <br /> <br />:r\rchitectural Standards: The development is proposing .small-lot single family homes. <br />The Applicant has submitted architectural, elevations representative of what will be built in <br />Ramsey Town Center 8tn Addition. As the single family units will have a wide variety of <br />styl~:s, it is not possible to architectural elevations of every unit. Each single family unit will <br />rcceive Staff review and approval before release of building permit. It should be noted that <br />the 'l'own Center Development Guidelines establish a brick enhancement threshold of 35% of <br />thc: non-glazed area of the front facing wall, unless the building design is enhanced through <br />oth~r means such as covered porch areas, broken roof lines, articulated fagade and material or <br />coh>r changes. The minimum/maximum building height in this district is 2-4 stories. Each <br />.si%,le ~:amily unit will need to adhere to the Town Center Development Guidelines. <br /> <br />10. Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, <br /> County and MSA roads, and along one side of the street for local through streets.
