i~rt:limimtry Plat and Preliminary Site Plan Review: Symphony At Ramsey Town Center
May 12, 2005
?a:2e 5

l;pdate note 3b to read '6" sidewalk shall be installed at all driveways, 4" may be
installed at all other locations'
tJpdate note 13 "Sweeping of adjacent streets will be required daily and as requested by
city during periods of active construction." Rock construction entrances are not required
by the city, sweeping as outlined is the preferred BMP.

l~andlbrm L2.1'
;- Veril? adequate clearance at intersections for firetruck, see C2.1 comments.

/\ S WPPP is required for this project. It must reference the SWPPP prepared for the Ramsey
Towtx (;enter Project and provide for transfer of responsibility from RTC, LLC to this
dcvelt~per and contractor. The stormwater calculation cover sheet indicated the proposed
~'uno~'[' fi)r this site exceeds the rate anticipated in the master stormwater plan, and the
rcgi~mal calculations should be revised. The regional ponds are in drainage and utility
e~sements and cannot be enlarged without re-platting, therefore the difference must be
accounted ~br onsite. The master stormwater plan provides rate control for the entire Ramsey
Town Center Project. The plan require application of Best Management Practices (BMPs) on
each site to enhance stormwater quality. Developments approved to date have provided
wat{:r quality treatment for 75%+ of the site. The infiltration basins shown on the plans will
provide water quality, treatment, however it appears only 30% of the site drains to these
dewct:s, the remainder of the water discharges directly to the regional system. The
pet'centage ol: the site draining to a BMP must be increased by rerouting water to the
inliltration basins or by installing water quality treatment devices at the points where
storm water leaves the site.

Utilities: This subdivision will be served by sanitary sewer and city water services that will
be extended into the development. The following sheet specific comments must be
addr'essed'

UR:~ 13:
The storm sewer size ibr the line in Q' street is smaller than the upstream pipes and must
be revised.
Profile sheets must be provided for storm sewer.
Coordinate stub locations with Landform .plans.

il.and tb~Tn C4.1'
Note 4: Dip under 8" shall be Class 53. See city specifications.

(~,.mr ~mation re~'crences and sheet overlap must be provided as discussed on previous
projects. These plans are the basis for the city as-built records that will be maintained for
t'tt[ttre re~:rence on utility connections.

Trec I'reservation. A tree preservation plan is not required as the site is void of trees.
