Comlnissioner Brauer agreed he would like verification that this has been thoroughly and <br />knowledgeably reviewed. <br /> <br />Associate Planner Wald indicated they usually provide that information at preliminary plat, but at <br />sketch plan they do not have that level of detail. <br /> <br />Chairperson Nixt asked where the well would be located. <br /> <br />Mr. Stradhmd indicated that right now they are proposing individual wells and a common septic <br />system. <br /> <br />Associate Planner Wald noted a comment has been provided by Staff to look at a communal <br />well. <br /> <br />Com,nissioner Van Scoy asked if at the time City sewer was put in, they would not also be <br />providing City water, which would require tearing up the streets. He asked if there had been any <br />consideration to putting the common septic system into a future right-of-way that will be torn up <br />anyway. <br /> <br />Mr. Stradlund stated they could look at that option. <br /> <br />Associate I~lanncr Wald indicated in this case the City would like an east/west connection to <br />177t~' bc platted as part of this development. <br /> <br />Commissioner Van Scoy stated there are wetlands here, and asked if any of the lots would <br />require wetland buffering, especially Lots 6 and 7. <br /> <br />Associate l'lanncr Wald indicated it is very possible the Wetland Ordinance will be in place <br />before this comes in for preliminary plat, so it would be subject to that ordinance. <br /> <br />Chairperson Nixt noted this is not a public hearing; however he would entertain comments from <br />thc audience. <br /> <br />Tom Adriacns, 17680 Argon Street, stated the neighborhood concern is how this parcel could go <br />fi:om R- I Rural Developing to R- 1. He indicated they were under the impression it would be 2 ½ <br />acre lots, and wondered how this has happened and what they can do. <br /> <br />Chairperson Nixt stated the Cluster Ordinance was considered for over a year, and adopted last <br />month to allow development in this way. He noted there were many public hearings where <br />notice wits given, and discussions in length. He stated if there are concerns it would be best to <br />contact the City Council. <br /> <br />Commissioner Johnson explained one reason for this is there are many large lots in the City, and <br />the per)plo with those lots have a hard time figuring out how it will develop in the future.
