comprehensive plan is adopted. The Landscaping Plan is generally acceptable. The Planning <br />Commission reviewed a conditional use permit request for the proposed warehousing activities <br />in a B-1 district on June 5, 2001, and recommended that the City Council approve the conditional <br />use permit request. <br /> <br />City Engineer Olson stated that an additional 20 foot drainage and utility easement should be <br />included for the connecting pipe and the developer should agree to construct only half at a time <br />as to not disrupt traffic flow along Alpine Drive. <br /> <br />Councilmember Anderson inquired as to how the developer interpreted the wording "concrete <br />blocks integrally treated with color". <br /> <br />Mr. Wold replied that to him it means concrete blocks that could be sealed or colored many <br />different colors after it is completed. <br /> <br />Councilmember Zimmerman inquired if the developer would be digging on City property for the <br />drainage pond. <br /> <br />City Engineer Olson replied yes, explaining that they will be maximizing a triangular piece of <br />City property. Currently the property is used for a ponding area for the street and the developer <br />is proposing to increase the size. <br /> <br />Councilmember Hendriksen inquired if the developer will be permitted to apply for credit to the <br />storm water utility fee. <br /> <br />City Engineer Olson replied that the developer will not be able to apply for any credits. <br /> <br />Councilmember Hendriksen inquired if the developer was aware of that. <br /> <br />Mr. Wold replied yes. <br /> <br />Motion by Mayor Gamec, seconded by Councilmember Hendriksen, to approve the proposed site <br />plan for a multi-tenant office and warehouse building contingent upon compliance with City staff <br />review letter dated June 1, 2001 revised June 19, 2001. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Hendriksen, Anderson, Kurak, <br />and Zimmerman. Voting No: None. <br /> <br />Case #7: Request for Site Plan Review; Case of SW Wold: North Pine Office <br /> <br />Community Development Assistant Wald stated that SW Wold is proposing to construct a <br />12,335 square foot multi-tenant office building on the property generally located at the <br />intersection of 153ra Avenue and State Highway #10. The applicant is proposing to construct a <br />multi-tenant office facility on a 1.7-acre parcel.
