Councilmember Zimmerman inquired if it would it be possible to get an extension to the nine <br />months. <br /> <br />Mayor Gamec replied that the City has already used the extensions. <br /> <br />Councilmember Hendriksen stated that the City has not been granted or applied for an extension <br />to the nine-month requirement. <br /> <br />Motion by Councilmember Kurak, seconded by Mayor Gamec, to direct staff to place a case on <br />the next City Council agenda to consider adoption of the March 28, 2001 Comprehensive Plan. <br /> <br />Further discussion: Councilmember Zimmerman requested an updated land use map at the next <br />City Council meeting. <br /> <br />Motion carried. Bulow, Inc. <br /> <br />Principal Planner Trudgeon stated that Chris Bulow of Bulow, Inc., has submitted an application <br />for a comprehensive plan amendment to change the land use designation on the northeast <br />quadrant of Sunfish Lake Boulevard and Riverdale Drive from commercial to high density <br />residential. The subject property is designated for commercial uses in the current <br />Comprehensive Plan and in the March 2001 draft Comprehensive Plan. The Economic <br />Development Authority and the consulting firm of Hoisington Koegler Group Inc. have been <br />working on a Highway #10 Corridor Study and the draft to date designates the property for <br />commercial uses. The Critical Area element of the March 2001 Draft Comprehensive Plan, has <br />been approved by the Department of Natural Resources. One of the criteria of that plan is to <br />minimize density in the Critical River Corridor. High-density residential conflicts with that <br />criteria. The Critical Area Plan also proposes that developing properties should contain 50% <br />open space and the current Critical River regulations in City Code restrict impervious surface to <br />30% of the lot area. The Planning Commission reviewed Mr. Bulow's request for a <br />comprehensive plan amendment on October 4. Staff conveyed concerns to the Planning <br />Commission that Mr. Bulow could develop the .5 acre lot with 8 townhomes and meet the <br /> <br />City Council/December 11, 2001 <br /> Page 10 of 25 <br /> <br /> <br />
