The Planning Commission has recommended denial of the request to <br />change the land use designation on the subject property from Commercial to High Density <br />Residential. <br /> <br />Motion by Councilmember Hendriksen, seconded by Councilmember Zimmerman, to adopt <br />Resolution #01-12-425 identifying Findings and denying Mr. Bulow's request for an amendment <br />to the Comprehensive Plan. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Hendriksen, Zimmerman, <br />Anderson, and Kurak. Voting No: None. <br /> <br />C. Eighty Seven LLC <br /> <br />Item was tabled. <br /> <br />D. Edina Development <br /> <br />Principal Planner Trudgeon stated that Edina Development, Inc. has submitted an application for <br />a comprehensive plan amendment to change the land use designation for property located in the <br />Northwest comer of Alpine Drive and State Highway #47. They would like to change the <br />commercial and single family residential designation to high density residential. The 1995 <br />Comprehensive Plan indicates that the subject property is designated for commercial and single <br />family residential uses. The March 2001 Drait of the Comprehensive Plan shows the subject <br />property designated for Places to Shop (Commercial). The applicant's request to high density <br />would allow up to 15 residential units per acre. The Planning Commission reviewed the request <br />for a land use change on September 10, 2001, and recommended approval to high density <br />residential. <br /> <br />Councilmember Anderson noted that this is the first time the Council had seen the proposed <br />development and she felt that medium density would be more appropriate in the area rather than <br />high density. <br /> <br />Councilmember Zimmerman replied that he would agree with that. <br /> <br />Mayor Gamec stated that if the City is going to have a high-density development, it would <br />probably be the most appropriate in this location because of the main roads that are adjacent to <br />the parcel. <br /> <br />Councilmember Hendriksen stated that he would agree with a more intense use in the area, but <br />not to the extent of what was proposed. Two hundred ten units are being proposed in a 24 gross <br />acre parcel with some of the land being wetland.
