Councilmember Zimmerman stated that he felt that denying the high-density request would be <br />appropriate at this time and then the developer could come forward with a request to rezone to <br />medium density. <br /> <br />Councilmember Hendriksen stated that he felt the request should be made by the property owner <br />rather than the developer. He inquired as to how large the proposed streets are in the <br />development. <br /> <br />Lee Ebe, Edina Development, replied that they are proposing to have one main City street and <br />then feeders to the units themselves. <br /> <br />Councilmember Hendriksen inquired as to what the net acreage was on the parcel after protected <br />waterways and wetlands have been subtracted. <br /> <br />Mr. Ebe replied approximately 15 acres. <br /> <br />Councilmember Hendriksen inquired as to what the permitted density was for a high-density <br />development in the March 2001 Comprehensive Plan. <br /> <br />Principal Planner Trudgeon replied 15 units per acre. <br /> <br />Motion by Councilmember Hendriksen , seconded by Councilmember Zimmerman, to adopt <br />Resolution #01-12-4~ identifying Findings and denying a request for an amendment to the <br />Comprehensive Plan. <br /> <br />Motion carried. Voting Yes: Councilmembers Hendriksen, Zimmerman, Anderson, and Kurak. <br />Voting No: Mayor Gamec. <br /> <br />City Administrator Norman recommended designating the property as medium density on the <br />land use map that will be submitted on January 24, 2002, for a public hearing as well as the <br />property on the east side of T.H. #47; otherwise, if the east side is left as is, Mr. Niles might <br />expand his business on the property, which is not what the intended use was for the property. <br /> <br />Mayor Gamec stated that he would have no problem with that change for the public hearing. <br /> <br />Principal Planner Trudgeon noted that the property on the east side of T.H. #47 is designated as <br />commercial/places to work in the March 28, 2001 Comprehensive Plan. <br /> <br />Councilmember Hendriksen inquired if Mr. Niles would meet the commercial regulations if he <br />were to expand his business. <br /> <br />City Administrator Norman replied yes. <br /> <br />City Council/December 11, 2001 <br /> Page 12 of 25 <br /> <br /> <br />
