City Adminigtrator Norman replied no, explaining that within the area between Ramgey <br />Boulevard and Armstrong Boulevard, the Town Center area is identified, the Business Park is <br />identified as well as the land included in the Timed Development District. <br /> <br />Mayor Gamec suggested that an area be designated as a no-build zone so that they could expand <br />the Town Center if it were to grow. <br /> <br />Mayor Gamec recessed the City Council work session at 8:04 p.m. <br /> <br />Mayor Gamec called the City Council work session back to order at 8:09 p.m. <br /> <br />Councilmember Hendriksen presented his vision of the site, which would expand the size of the <br />business district and start the mixed use at the comer of Armstrong Boulevard. <br /> <br />Mayor Gamec stated that he would like additional space for future development of the Town <br />Center to be identified, and would also agree with expanding the business park. <br /> <br />Councilmember Kurak stated that she thought the site should be left to develop as demanded. <br />Councilmember Zimmerman stated that he would agree with expanding the business park. <br /> <br />Councilmember Kurak stated that with the Time Development District designation the business <br />park can still develop, but it leaves the options open. <br /> <br />Councilmember Hendriksen requested verification that the Time Development District does not <br />include residential. <br /> <br />Mr. Bakken replied that the property would have to be rezoned for residential to be a permitted <br />use. <br /> <br />Councilmenqber Hendriksen stated that the Time Development District is a step forward. <br /> <br />Mr. Bakken explained that the Time Development District would be zoned business/warehouse <br />until changed by the Council and that proposal will be included in the Comprehensive Plan for <br />the Council to vote on, with the Town Center site being located in the middle between Ramsey <br />Boulevard and Armstrong Boulevard. <br /> <br />Councilmember Kurak requested that #8 on page V-22 be reworded. <br /> <br />Councilmember Hendriksen recommended that it read "Any residential development which does <br />not have a commercial retail component must be part of a planned unit development." <br /> <br />Consensus was to change #8 on page V-22 as recommended by Councilmember Hendriksen. <br /> <br />City Council/November 26, 2001 <br /> Page 9 of 11 <br /> <br /> <br />
