Prelim/nary Plat and Preliminary Site Plan Review: Ramsey Town Center 8th Addition <br />May 27, 2005 <br />Revised: June 24, 2005 <br />Page 4 of 7 <br /> Thc 100-year high water elevation of ail detention areas must be shown and the lowest <br /> openings in the adjacent houses must be 2 feet above the emergency overfiow for the <br /> detention area. The proposed pending areas in the back yards must be protected by drainage <br /> and utility easements. 100-year elevations are also needed for areas of the backyard that will <br /> be within drainage and utility easements. <br /> <br />A SWMM model was received on June 17, 2005 and has not been fully reviewed. A <br />complete review will be necessary. Typical sections for each house style must be submitted. <br />Finally, grading work on the site must be coordinated between this project and Town Center <br />Gardens to the east. <br /> <br />Stormwater Analysis: The latest SWMM model shows an increase of 3.0 acre feet in the <br />West Park pond. The pipe from the 8th, 9th, and l0th Additions is upsized to pass the 100-year <br />event from these projects to the West Park pond. The change in pond level is approximately <br />0.1 ~'cet. <br /> <br />Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be extended into the development. The following sheet specific comments must be <br />addressed: <br /> <br />The pipe in the rear yards is shown as HDPE. Pipe that is located within drainage and utility <br />easements must be RCP. <br /> <br />Continuation references and sheet overlap must be provided as discussed on previous <br />projects. These plans are the basis for the city as-built records that will be maintained for <br />future reference on utility connections. <br /> <br />Thc proposed watermain connection at Towfl Center Drive must be moved. The pipe .shown <br />for connection will become a raw waterline in the future. The treated water line is east of the <br />raw water line. <br /> <br />The proposed stormwater treatment manhole must be sized for the entire development <br />including Outlet A. <br /> <br />Water, sanitary sewer and storm sewer will need to be extended from south of Bunker Lake <br />Boulevard to serve this project. The utilities south of Bunker Lake Boulevard were included <br />in the proposed assessments of the Master Development Agreement for Ramsey Town <br />Center. Construction of the utilities must be coordinated with the city and conform to the <br />assessment process. Assessments are addressed later in this letter. <br /> <br />Sanitary sewer inverts have been checked from the existing pipes at Sunwood Drive to the <br />project site. The inverts will provide services to the project. Submitted plans include storm <br />sewer plans, not profiles; profiles must be shown on revised plans. <br /> <br />-267- <br /> <br /> <br />
