ih'elimhmry Plat and Preliminary Site Plan Review: Ramsey Town Center 9th Addition
May 27, 2005
l~evi, s'ed: dune 24, 2005
The southern portion of the site abuts the Town Center Gardens Development which has
submitted a subdivision plan for their project. The developers should coordinate plans to
maximize efficient use of both properties.

4. Setbacks: The TC4-a Zoning District requires the following setbacks:

Front yard
Side yard
Rear yard

0 to 20 feet as measured from building front to edge of sidewalk;
None, unless required by building code;
None, unless required by building code.

On June 28, 2005 the City Council will be considering adoption of some revisions to the
Town Center zoning district which would allow a.maximum 25-foot front yard setback. Ali
of thc proposed units meet the front yard setback requirement with the exception of several of
the units in Block 6, though the majority of the building is within 25 feet of the sidewalk. A
slightly different sidewalk alignment may be necessary to accommodate this setback.

Public Streets: Town Center Drive will be constructed in the south east comer of the
property as part of-Ramsey Town Centex'8th Addition. Comments on Town Center Drive are
contained in the Staff review letter for that addition. The streets shown in the 9th Addition are
proposed as private. The proposed plat does not provide public access to North Park which is
directly west of this project. Public access to the east side of the park is desirable.

The street names must be aligned with the Anoka County Street Name Grid and must be
reflected on all future submittals.

6. Private Streets: The table below indicates City Code requirements for private street lengths:

Maximum private street length without a
tumarotmd provided
Maximum private street length with a
turning provision provided
Maximum private street length with a cul-
de-sac provided

200 feet

300 feet

600 feet, when exceeding the 300 foot length
requirement, the private street, width must be
32 feet.

The private streets as shown on the site plan comply with the length restrictions.

All o~ the private streets are 24 feet wide. City Code prohibits o.n-street parking on 24 foot
wide private streets. The Development Contract will require all private streets to be signed
tbr :~No Parking". The Developer will be responsible for the cost of the signs, including
instalIation, as a Stage I Improvement in the Development Contract. The Homeowners
Association will be responsible for the ongoing maintenance costs associated with the signs.

Thc muning of the private streets must be in accordance with the County street grid system.

-289-
