Prelim inary Plat and Preliminary Site Plan Revie. w: Ramsey Town Center 9th Addition <br />May 27, 2005 <br />i~evised: .hme 24, 2005 <br />[)age 4 of 7 <br /> <br />Several of the vertical curves do not meet the minimum of 20 times the algebraic difference <br />and must be revised. Labels on the plans conflict with other labels and must be moved. <br /> <br />Thc grading plan must be revised to show the tie in of the proposed grades to existing grades <br />in North Park. <br /> <br />'No revised plans have been received to date for the 9th Addition. <br /> <br />Stormwater Analysis: The latest SWMM model shows an increase of 3.0 acre feet in the <br />West Park pond. The pipe from the 8th, 9th, and l0th Additions is upsized to pass the 100-year <br />event fi'om these projects to the West Park pond. The change in pond level is approximately <br />0.1 feet. <br /> <br />10. Utilities: This subdivision Mil be served by sanitary sewer and city water services that will <br /> be extended into the development. The following sheet specific comments must be <br /> addressed: <br /> <br />Continuation references and sheet overlap must be provided as discussed on previous <br />pro. jects. These plans are the basis for the city as-built records that will be maintained for <br />future reference on utility connections. <br /> <br />Water, sanitary sewer and storm sewer will need to be extended from south of Bunker Lake <br />Boulevard to serve this project. The proposed points of location shown on these plans <br />assume construction of RTC 8th addition, additional plans will be required if RTC 8~h <br />addition is not constructed prior to this project. The utilities south of Bunker Lake Boulevard <br />were included in the proposed assessments of the Master Development Agreement for <br />Ramsey Town Center. Construction of the utilities must be coordinated'with the city and <br />conform to the assessment process. Assessments are addressed later in this letter. <br /> <br />Sanitary sewer inverts have been checked from the existing pipes at Sunwood Drive to the <br />project site. The inverts will provide services to the project. Submitted plans include storm <br />sewer plans, not profiles; profiles must be shown on revised plans. <br /> <br />1 I. Tree Preservation. A tree preservation plan is not required as the site is void of trees. <br /> <br />12. Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, <br /> County and MSA roads, and along one side of the street for local through streets. No <br /> sidewalks are required on cul-de-sacs. Sidewalk is shown adjacent to the infiltration area. <br /> Recently the city adopted a policy requiring sidewalk on both sides of the main public street <br /> in medium density developments. Adding side walk on the east side of YAM I north of <br /> YAM 2 and north and south of YAM 3 would provide a walking route off the street from the <br /> northe~raost units to the public walks at the south end of the development. <br /> <br />-291- <br /> <br /> <br />
