Townhouse SNe: City Code requires townhouse units to be a certain size based on the <br /> number of bedrooms the unit will have: <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />All of the proposed units significantly exceed City Code requirements. <br /> <br />2 t. Off-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces <br /> Ibr each unit; this requirement is exceeded with the 2-car garages and 20 foot wide <br /> driveways. Some parking is allowed on public streets, however, this may not be adequate for <br /> overflow parking. There is no additional off-street parking provided within the plat. <br /> <br />22. Driveway Length/Width: Under the TC-4a Zoning Code, driveways for the row <br /> townhomes must be at least 20 feet in length. All of the proposed units meet this <br /> requirement. <br /> <br />23. Landscaping: The following comments are offered regarding the landscaping: <br /> <br />· Trees shall be at least fifteen (15) feet from hydrants (does not appear to be any conflicts, <br /> but should be noted when trees are installed). <br />o Planting specifications should be included with the landscaping plan. <br /> <br />The landscaping plan is generally acceptable. All species are either acceptable or preferred, as <br />outlined in the Ramsey Tree Book and meet the minimum size requirements. Furthermore, the <br />square footage of canopy cover easily exceeds the minimum required. <br /> <br />24.1)ensity Transition: Density transitioning is required along the northern property boundary. <br /> If landscaping is used to satisfy the density transitioning requirement, Attainment Level 4 <br /> would be necessary. However, City Code does allow for other alternatives to be utilized when <br /> agreed upon by the developer and the City. Staff will be asking the City Council to weigh in <br /> on this lnatter. <br /> <br />25. Ground Cover/Irrigation: The development is required to establish sod in all areas not <br /> improved with structures or pavement. An irrigation system will need to be provided <br /> throughout the development where sodded and landscaped areas will be established. Any <br /> irrigation systems will need to be reviewed and approved by the City Engineer.- <br /> <br />-293- <br /> <br /> <br />
